SHOULD I LIST MY HOME NOW OR WAIT TILL THE FALL?
With prices rising but the traditionally slow days of summer real estate on their way, the Star talked to One Group broker Nasma Ali about whether it’s best to list a home now or wait until the fall market. Here’s what she said:
Whether you decide to sell now or wait until fall depends on your circumstances, and there’s advantages to both. If you have already purchased a home to move into, or a tenant has moved out and you’d like to avoid vacancy months, then selling now is best. In the summer, families with children are also trying to buy and settle down before the start of the new school year.
However, summer activity becomes exceptionally slow in August — specifically the last half of August when everyone is scrambling to enjoy the last days of sunshine and vacation. If you get to August and you have time to wait, then it may be worth waiting until after Labour Day.
My advice would be to be patient and list the second week of September, as there tends to be a flood of listings that first week. Waiting lets you observe any new sale benchmarks or records set and price accordingly.
The fall market offers you a small window of prime activity, until around mid October. After that, activity becomes more steady.
